The latest market numbers show:
* Median sales price: $410,000
* Available homes: up 6.9%
* Average time before accepting an offer: 55 days
* Sellers received about 96% of their original asking price
* Mortgage rates: approximately 6.95%
* About 67% of recent Charlotte-area sales included seller concessions
* Condo inventory: up 26.5%
* Townhome inventory: up 19%
Buyers have more choices and negotiating power—but higher interest rates can make moving more expensive.
Renovating may make sense if you love your location and can add a first-floor bedroom, zero-step shower, safer flooring, better lighting or step-free entrance.
Selling may make sense if the home is too large, costly, difficult to maintain or cannot be adapted safely.
