I was born in Denver and have spent more than 15 years of my life in Southwest Littleton growing up in the Columbine Knolls South II neighborhood. I attended Jefferson County schools growing up; Coronado Elementary, Deer Creek Middle School and Chatfield Senior High School, all great schools in the Littleton area. For college, I decided I could not leave this great state and attended the Universit

y of Colorado at Boulder graduating with a degree in Economics. I am an avid skier and have been for the past 10 years, and enjoy many outdoor activities whether it is hiking, running or sports. I am a huge local sports fan particularly the Broncos, Buffs and Nuggets. Real estate has been an interest of mine for a good part of my life, as my dad always owned multiple investment properties that I would help him maintain over the years. This piqued my interest in getting directly involved in real estate, and what better way than to help others with what for many is the biggest purchase they will ever make in their lives. I started off my real estate career in 2012, learning a lot during a time when our great country was recovering from one of the worst recessions in modern history. I since joined the broker team at 8z Real Estate, where a more specialized approach is taken towards real estate, and a place where I believe I will thrive and help people with a more localized perspective.

I know you know the last few years have been a competitive seller's market. 📈

But recent data indicates that the housing market might be moving toward a more balanced state where neither buyers nor sellers have the upper hand.

Are we really returning to market balance?

Here are the trends I'm keeping my eye on:
⚖️ Inventory is growing
⚖️ Interest rates are lowering
⚖️ Homes are beginning to sit on the market longer
⚖️ In some instances, sellers are receiving fewer offers

The verdict? Lower mortgage rates are ushering in a new wave of buyers previously locked out of the housing market. 🌊

BUT, it's important to note that all of this is happening on a national level.

Picture this: It's 2021, people are waiving home inspections left and right to *fingers crossed* have their ticket called from the pile of offers. 🤞

Luckily, we've moved past that period of chaos and I'm seeing buyers re-embrace inspections.

To me, it's a no-brainer form of insurance on your largest investment.

Let's look at some real numbers:

Imagine you're a buyer who invests $750 in an inspection that reveals damage to the windows of the home that will cost $15,000 to repair and replace.

With that knowledge, we head back to the seller to negotiate repair costs or walk from the deal.

In most cases, the sellers will work with us to make it right.

I've seen seller credits range between $250 and $25,000 depending on the type of repair. 💰

As the back-to-school buzz is upon us, I want to share a lesson I've learned from my investor clients over the years, specifically where they choose to invest.

👉 It's here: near colleges and universities. Here's why -

1) High demand: School and college enrollment rates remain high which is a great sign for landlords nearby.
2) Premium rates: The demand doesn't just fill bedrooms; it gives you higher rental rates.
3) Economic stability: Even when the market attempts to erode value, college town properties remain resilient.
4) Mom and dad: Oftentimes, the parents of students are co-signing on the lease, typically ensuring prompt and full payment.

If you explore this avenue, remember what's appealing to the college crowd. It doesn’t require luxury. Focus instead on proximity to campus, public transit, fast casual eateries & grocery stores.

You read that right - Most insurance companies offer a discount of 2% to 5% on your premiums if you install a home security system, a few even offer up to 15%.
