My Siding Is Dirty




All types of siding eventually accumulate dirt and grime, maybe even some mildew. It might make you think you need to paint the siding. But that's not so. Often, it's easy to wash dirt from the surface if the underlying finish is in good shape.

Some professionals use a pressure washer on siding, but that is really overkill. It can damage caulk and force water into the siding.

Try washing your siding with a mild detergent and water. You can wet the surface and then spray with the detergent/water mix in a garden sprayer. Use a soft brush - the kind you use for washing a car - and put the brush on a long pole to make the job easier. Work from the bottom up, and keep wetting the area below the part you're scrubbing to prevent dirty wash water from streaking dry siding. Rinse with clear water.

If your siding has gray, black or green spots, try washing with JOMAX - a great product for removing mildew. Just follow label directions. You spray the product on the surface, wait and then rinse it off. For tougher dirt, you may need to scrub a little.

You will be surprised at how a little elbow grease and detergent can make your siding look like new.

The market has been cooling over time and prices have recently flattened. Despite the consistent decrease in Market Action Index (MAI), we’re in a Seller’s Market (where significant demand leaves little inventory available). If the MAI begins to climb, prices will likely follow suit. If the MAI drops consistently or falls into the Buyer’s zone, watch for downward pressure on prices.

Inflation reports highlight the second half of the week.
News on wholesale inflation via the Producer Price Index will be released on Wednesday, followed by the Consumer Price Index on Thursday.
Weekly Initial Jobless Claims will also be delivered Thursday.
Look for the Consumer Sentiment Index on Friday.
Remember: Weak economic news normally causes money to flow out of Stocks and into Bonds, helping Bonds and home loan rates improve. In contrast, strong economic news normally has the opposite result. The chart below shows Mortgage Backed Securities (MBS), which are the type of Bond on which home loan rates are based.

When you see these Bond prices moving higher, it means home loan rates are improving. When Bond prices are moving lower, home loan rates are getting worse.

To go one step further, a red "candle" means that MBS worsened during the day, while a green "candle" means MBS improved during the day. Depending on how dramatic the changes are on any given day, this can cause rate changes throughout the day, as well as on the rate sheets we start with each morning.

As you can see in the chart below, Mortgage Bonds have bounced around due to continued volatility. Home loan rates nudged lower and remain attractive.

Non-Farm Payrolls rose by 213,000 new jobs in June, above the 195,000 expected, the Bureau of Labor Statistics reported. The figures for April and May were also revised higher by a total of 37,000 new jobs. Professional and business services, manufacturing, and health care saw an increase in jobs, while retail trade lost jobs.

The Unemployment Rate rose to 4.0 percent, while the Labor Force Participation Rate edged higher to 62.9 from 62.7 as more Americans entered the labor force.

There was a downside, however, as the lack of meaningful wage growth continues. Average hourly earnings increased just 0.2 percent in June, after the 0.3 percent rise in May. Over the last year, average hourly earnings were up 2.7 percent.

Home loan rates moved lower in the latest week as Mortgage Bonds improved due to the volatility in the markets.

Existing home sales dropped 3.2% in January to an annualized sales rate of 5.38 million units. The second consecutive monthly decline left sales 4.8% below their January 2017 level. Just over 1.5 million properties were on the market in January, 9.5% below the inventory level a year ago and 16.5% less than it was two years ago. 1
The median price of existing homes sold in January was $240,500, a 5.8% increase over the median price of homes sold in January 2017.1
Housing starts rose 9.7% in January to a seasonally adjusted annual rate of 1.326 million units. That’s the second-strongest monthly level of starts in more than 10 years, closely behind October 2016. Single-family starts were up 3.7% and are 7.6% ahead of its pace in January 2017. 2

After showing no growth in December, retail sales slipped 0.3% in January. Over the past year, retail sales grew 3.6%, matching its average annual growth over the last five years. These figures are seasonally adjusted but are not adjusted for inflation. 6
The average rate on 30-year fixed-rate mortgages in Freddie Mac’s survey was 4.40% during the week ending February 22, up 2 basis points from the previous week and its highest level since January 2014. The rate averaged 4.330% in February, up 30 basis points from the January’s 4.033%. The rate averaged 3.95% in December. All rates quoted have fees and points averaging 0.4% to 0.6% of the loan amount. 7

We’ve had couple folks call us to ask about checks that they’ve received via UPS. The check are for fairly large amounts and have the name of one of our water treatment plants on it. These checks are not real, so do not try and deposit them. We suspect they are trying to get bank account information. Aurora Police have been notified.
