UNDER CONTRACT!

Every day as a real estate agent is completely different. Yesterday I ended up negotiating contracts for most of the day, BUT it was 100% worth it because I ended up getting favorable terms for both my seller and my buyer.
My buyer ended up competing with 4 other buyers for his home, which required excellent communication with the listing agent to ensure our offer stood out above the rest. It's not as common these days, but it's always possible to end up in a situation where you're competing!

After a busy weekend of showings and open houses, my seller ended up with multiple offers and accepted one over asking that met her hopes and needs. It's a tougher market for selling, and having an agent who communicates and works hard on your behalf is absolutely vital to getting your home under contract!

Congrats to both! Now the work begins.

CLOSED:
Oh my goodness. This family has been such a joy to work with.
For the last year we’ve been working on selling their home and figuring out the right situation for buying. Meanwhile the market shifted from a tough time to buy, to an okay time to buy, to a super difficult time to buy but a great time to sell, to a decent market to buy but a tougher time to sell. Through that time we adjusted our strategy over and over, and continued to move forward.
When we were ready to list there wasn’t just one other home for sale in their community, not even two, but 3!! other homes for sale that were very similar to theirs.
Luckily through some communication, and a quick jaunt from me to their house to walk their dog to make sure we got a showing in, we received a great offer and managed to close with those buyers.
Meanwhile, on the buyer side, we found a great home for them and managed to get it under contract within one day of it being on the market.
Both houses closed within a week of each other. I’m sure they had moments of doubt, but I’m so grateful they trusted me through this process.
This is another closing where I’m so grateful they got what they were looking for but I’m still sad it’s over ♥️

UNDER CONTRACT!
My clients and I have been looking at houses for around a year. We had to create several different strategies for selling their home and planning for them to purchase a home as the market shifted multiple times during the past year.
I'm so excited that they're now under contract on the sale of their home, AND the purchase of this new, beautiful home! I can't wait to celebrate with them at closing.

What an exciting day! :)

These two reached out to me because they were first time home buyers and wanted to learn more about the process and to see if I felt like a good fit for them to represent them as their real estate agent.
We discussed the ins & outs of the process with my first time home buyers guide, as well as how the market has changed and shifted, and we hit it off right away. Their first offer was accepted, the process from Under Contract to Close was exceptionally smooth (with one little HOA violation hiccup that we got resolved two days before closing).

What a review!

I’m late posting this but it was such an absolute joy to list and sell my clients home. Their listing date was almost exactly when the market started to shift, but we were still able to get them top dollar with the ability to stay in their homes for 60 days after closing!

In this shifting market, it’s exceptionally important to have an amazing listing agent. Marketing, communication, follow-up, and advocating for your client are vital. If I could tell you how many listing agents are still posting iPhone photos of their listings, not answering calls/texts even though their listings have been sitting for 2 weeks, not working with buyers agents to schedule showings…

🎉 Under contract!

My clients reached out to me as First Time Home Buyers who were wanting to learn more about the process. We went over my First Time Home Buyers Guide and discussed their concerns about the market being crazy AND rising interest rates.
I chatted with them about the market shifting, including seeing homes sitting for longer, the possibility of going in below list price, and requesting a seller concession to buy down their interest rate.

Welllll, our first offer was accepted! We included a credit from the seller that would buy down their interest rate and save them around $200 per month. No bidding war. No insanity.

I’m so incredibly excited for them to close on this beauty!
