Colorado renters and pet owners! As of January 1, 2024, House Bill 23-1068 brings in new regulations to ensure fair treatment for tenants with pets. No more breed-based discrimination, and adjustments allowed for documented dangerous dogs. Evicting a tenant with an abandoned pet? The bill mandates humane involvement of animal control.

🚫 Say goodbye to excessive pet fees! The law caps pet deposits at $300, and pet rent is limited to $35 per month or 1.5% of the monthly rent, whichever is greater. Plus, landlords can no longer place liens on tenants’ furry friends. 🐕🐈 These changes are designed to create a compassionate and fair framework for all involved—pet owners, landlords, and tenants alike.
