Closed on a home recently for a family relocating to Colorado.

One of the most interesting parts of this transaction wasn't the house itself — it was the financing.

Instead of taking out a new mortgage at today's market rates, the buyers were able to assume the seller's existing VA loan, securing an interest rate well below current market rates.

Opportunities like this don't fit every situation, but they are a good reminder that real estate isn't always as straightforward as it appears.

After a strategic coming soon launch, the home generated:

• Strong early showing activity
• Multiple offers
• Heavy open house traffic

Consistency matters more than timing.

There are always questions about the “right” moment to buy or sell.

But the best outcomes usually come from:

• Clear goals
• Thoughtful preparation
• Steady ex*****on

Not trying to perfectly time the market.

Before I price a home, I’m not just looking at what sold and picking a number.

I’m looking at how buyers are actually behaving right now.

That includes:

• Where buyer activity is strongest — and where there are gaps with less competition
• Which homes are going under contract quickly, and why
• What the current competition looks like through a buyer’s lens
• How condition, price, and presentation stack up in real time

Sold data gives a baseline.

But the goal is to position a home where it stands out in today’s market — not where it blends in with everything else.

I also like to define the downside.

In some cases, I’ll bring in investor-backed options to establish a clear “floor” — so sellers understand the range of outcomes before making a decision.

Pricing isn’t just about value.

It’s about creating the right position in the market — with a clear plan on both the upside and the downside. This creates predictable outcomes.
