A pretty house can still have expensive problems hiding in plain sight.

When buyers walk into a showing, it is easy to notice the finishes, the natural light, and the floor plan first.

What often gets missed are the small warning signs:

Fresh paint in only one room
Rugs covering odd spots
Too many candles or plug-ins
Furniture blocking part of a wall
AC not running
Utilities that suddenly “cannot be tested”

None of these automatically mean the house is bad.
But they do mean you should slow down, ask questions, and make sure the right people are looking deeper before you move forward.

That is one of the biggest reasons buyers work with an agent.
Not just to open doors, but to help catch things that can cost you later.
