Congratulations, Casey, on the purchase of your first home!

Casey was referred to me, and we started with a buyer consultation to evaluate his wants and needs in a home. This was his first time buying a home, so I started off with some general steps, timeline and suggestions. He was already pre-approved with his lender, which was a great start.

His timeline was based on his lease ending, which is a common motivator for first time buyers. He had some flexibility on his budget, was open to a wide range of locations on the west side of the city, and knew he wanted a low maintenance home.

We talked through his options, and narrowed down the search to better focus his results. Once he had a few batches of homes to choose from, we went out and starting touring houses.

During the first tour, we saw several homes that would work, but started to find things that he needed or didn't want in his new home. Central AC was a must, yard space was a negative.

After a few tours, we had found a couple of promising homes, but none of them were "the one". That changed on our last tour. A newer townhouse came to market that morning and we were the first buyers to see it. It had everything he had been looking for, and at a better value than other homes we'd seen. But we weren't the only ones who realized this.

There was another buyer who was interested in offering on the home as well. I strongly recommended being the first to offer. Knowing the market, he was confident in putting in an offer on the home, even in a competitive situation. I spent time connecting with the listing agent to reassure them of our intention to close on the home and create a cooperative relationship. That paid off and our offer was chosen!

We negotiated on inspection items which resulted in the seller installing a new hot water heater amongst other repairs. After a few short weeks, Casey closed on his new home.

With downtown Denver looking for ways to revitalize itself, establishing a memorial for the Chinatown area and revitalizing the ally between Wazee and Blake sounds like a good step forward. September's market stats are in!

The chill in the morning air is a sign that our housing market is cooling for the winter. So cozy up with your pumpkin spice latte while I give the high level view of the Mile high housing market:

📊 - Inventory increased, surprisingly, with 13,567 active listings. This was due to a decrease in closed sales and new listings holding steady. This also let to an increase in the average days in market rising to 52 days.

💰 - Median sales price dropped to $575,000. If like finding deals, the next 3 months are historically the best for finding value in our market.

🏡 - New listings last month stayed steady at 4,887 homes. I believe this was due to some sellers putting their homes back on market after previous efforts were unsuccessful earlier this year. Historically, we see less new homes for sale at this time of the year.

With mortgage rates continuing to climb, we'll likely see more downward pressure on sales prices and longer times on market for sales. The mid term elections will also have an impact on the market, typically suppressing activity until they conclude.

There seems to be a narrative that Denver has "lost it".

After 20 years of living here, I've seen both ups and downs for the city.

But lately, it seems as though people are only focusing on the bad.

I just went to an event on Friday at Meow Wolf with other realtors from around the country, and they were blown away by the event and Denver in general.

We have so many unique and amazing things here, including lifestyle.

I very much believe in Denver having the best return on life.
