At the end of July 2022 we only had 4 weeks of Inventory on the market for all the Metro area.  I think I saw somewhere ...

At the end of July 2022 we only had 4 weeks of Inventory on the market for all the Metro area. I think I saw somewhere where we have 6 weeks so for for August 2022. It still is a Sellers Market but Buyers are able to buy with many more options and opportunity. Call if you would like to discuss the market or message me. Thank you. The market!

As month-end active inventory skyrockets, the Denver Metro hit a new record for the average price of attached properties at $504,193. At the end of June 2021, Denver Metro ended with 3,122 properties on the market. It has now almost doubled that amount over the year, with a total of 6,057 properties currently sitting on the market.

First time homebuyer average age this year is 33.

Millennials now make up 43% of homebuyers, the most of any generation and an increase from 37% last year. The National Association of Realtors® 2021 Profile of Home Buyers and Sellers reported that first-time buyers made up 34 % of all homebuyers, and the typical first-time buyer was 33 years old this year, while the typical repeat-buyer age rose to an all-time high of 56 years old.

With record-high sales prices, interest rates increasing north of 4.5% and an average close-price-to-list-price ratio of 106.46%, the monthly mortgage of a traditional buyer has never been higher. The Denver market currently sits at 19.88% appreciation compared to last year. While waiting may create more options, it does not guarantee more value. Last month alone, the average sales price increased 9.02% at $58,418.
