A mid term rental is a furnished rental for over 30 days at a time (so one month, 3 months, 7 months, etc)

What is so incredible about this home for sale is that it comes with a studio apartment over the garage (and that it has a garage).

The main unit is 3 bedrooms and 2 full bathrooms (one primary bed + bath) with a great deck and an off street parking space. This is perfect as a mid term rental, demanding the highest income (you charge more for flexible lease terms and furnishings) while you live for free (or a very low monthly amount) in the studio. You can keep the garage space for yourself for storage/parking or you can charge more to rent that out.

This scenario is perfect for someone who lives simply and wants others to pay down their mortgage (think of it like a big bank account). There’s flexibility too- you could move into the main unit and have a roommate or two and rent the studio out. If there’s a vacancy - you can have family and friends come stay (it’s already a furnished unit)

The location is so prime- with downtown Golden being all around you.

What is house hacking? In simple terms, you rent out rooms in your home to cover your mortgage. Typically the leases are individual (each roommate has their own lease). This allows for a lot of flexibility and a LOT of equity growth that you aren’t paying for!

This home is 4 bedrooms with 4 bathrooms, so each roommate gets their own bathroom, saving headaches, giving maximum privacy, and allowing you to charge more for month. It also has a 3 car garage- another opportunity to charge more if a tenant/roommate wants a garage parking space. There’s a huge shed in the backyard for storage (bikes, gear etc), multiple living rooms, an oversized kitchen and expansive deck and backyard. There’s icing on the cake is the double width driveway, perfect for fitting extra cars.

I see house hacking as a way of the future. Buy a home, subsidize paying your mortgage by living with roommates who are paying that mortgage down for you monthly, and then pivot the investment when you’re ready (exit roommates and insert significant other, family, or turn the entire home into a LTR or MTR). You can even sell the home in several years and roll those equity gains into your next property, tax free. This makes even more sense if you’re already living with roommates now, or if you live a semi nomadic lifestyle of traveling or staying over at friends/family or a partners home.
