Do mortgage rates and oil prices tend to move together?

I recently read an article published by Keeping Current Matters that caught my attention. They highlighted the correlation between oil prices and mortgage rates. Their chart only showed a short window going back 6 months.
I was curious and wanted to see if it held up over a longer stretch, so I pulled the data back to 2022, using Freddie Mac and U.S. Energy Information Administration figures. It sure appears that mortgage rates have followed oil prices over the last few years. Both spiked together in 2022 when the Fed began raising rates and Russia invaded Ukraine. Both spiked together again this spring when the Iran conflict pushed oil past $100 a barrel. The relationship isn't a perfect month-to-month match, but at the major turning points, the two track closely. Worth watching if you're trying to read where rates might head next.

Heard something interesting on a call earlier this week.
A national survey found that only 9% of buyers now say home prices are their top concern — down from 18% last quarter. What's replaced it? The economy and mortgage rates.
That tracks with what we're seeing here in metro Denver. Median single-family price came in at $674,900 in June, up just under 2% from a year ago. Nothing dramatic — just steady. Meanwhile, inventory is still running about 14% tighter than last year, which is enough on its own to keep prices firm even while buyers stay cautious about the bigger economic picture.
Patience over panic. That's what this market seems to be rewarding right now, whether you're buying or selling.

The latest Metro Denver housing data tells a fairly consistent story: more inventory, steady buyer demand, and relatively stable home values. While today's market isn't producing the rapid appreciation we saw a few years ago, it's also not showing signs of a major decline. My view is that we're likely in a period of slower, flatter price growth, where buyers have more options and sellers who price and prepare their homes well can still achieve strong results.
