Let’s talk about new home sales. They were down 6% in April, but this is following a nice jump in March. When smoothing out the numbers, we are up 1% from February. Looking at inventory levels - there were only 316,000 new homes for sale in March, but it is up 4% from February. The Median home price was reported at $372,000, which is up 11% from last month and 20% from last year. Denver is in the West. Remember the % rise in median home price is not appreciation. It just means half the home sold above and half below that amount.

It is not very often I come across a post or quote that is worth re posting. This one would be the rare exception. You may be able to make an argument against the accuracy of what the ants would do but I think the overall concept is spot on. If you think about your own interactions with others while out and about I would be willing to bet they are for the most part pretty positive. It isn’t until we hop on social media or turn on the news that we end up getting all fired up about about the same folks we were just having those positive interactions with……weird.

Even though mortgage rates are just a little off their historic lows, they are still significantly lower than credit card rates that can be in the low 20’s😬. Even if you bought a home as recent as last year the equity in your home could pay off debt that you had or racked making your new home your own or a recent remodel. A refinance may be the perfect way to consolidate that debt, save hundreds AND still keep your interest rate incredibly low. 🤯

Housing starts were up almost 20% in March, which was much stronger than expected. The year-over-year figures are skewed due to builders not building this time last year, but is up 37% year over year. The most important figure to track for our business is Single-family starts, which are up 15% month over month and up 40% year over year. Permits, which measure future construction, were up 3% and are up 30% year over year. Single-family permits were up 5% last month and are up 36% year over year.
