When you’re buying land and planning to finance it, one of the most important things you can do is find a lender who understands land and lending on it.

Financing land can be different from financing a house in a traditional neighborhood. Some lenders don’t offer land loans at all, while others have higher down payments, shorter loan terms, higher interest rates, or other requirements that may not work for every buyer or property.

The lender you choose can also have an impact on the transaction timeline. A lender who isn’t familiar with land purchases may not fully understand things like title work, surveys, access, water rights, well requirements, or the timelines that come with a land transaction.

I always encourage buyers to think about this early in the process. Don’t wait until you find the property you want to start figuring out financing. Start looking at lenders as soon as you decide it’s time to start looking for property.

A good land lender can help you understand your options upfront and make sure the financing works for both you and the property.

July was a busy month.

Here's a quick look at what July looked like for me, from new listings and sales to listing appointments, showings, and a couple quick trips to Ohio and St. Louis for our Whitetail Properties agent meeting.
