In real estate development, "almost done" means nothing. Entitlements that stall at 90% don't create housing. Projects approved but never built don't help families. Good intentions without ex*****on don't solve supply shortages.

Sounds encouraging, right? But the U.S. needs to build far more than that annually just to address the existing shortage, let alone keep pace with new household formation.

It's progress, but we're still digging out of a decade-long deficit. Building our way to affordability requires sustained, elevated construction levels for years to come.
