Huge congrats are in order for my dear friend and favorite former co-worker of all-time for becoming a first-time homebuyer!!

I had the pleasure of helping Ever close on his first home last week. We identified a home just three blocks away from the house he had been renting for the last few years. This was paramount so his kids didn't have to change schools and his wife didn't have to develop a new family routine, find a new a new grocery store etc.

Deal Deep Dive: 111 S Yates Way, Denver

We were able to get this home Under Contract for $11,000 under the List Price with an additional $12,000 in Seller Concessions that we originally planned to use to do a 2/1 Buy Down of the Interest Rate. During the Inspection Period, we negotiated an additional $5,000 in repairs and to have the sewer main-line completely replaced prior to closing.

Since Ever was a first-time homebuyer, he was eligible for a CHFA Loan (Colorado Housing & Finance Authority) which allowed him to purchase this home with a Down Payment Assistance Grant which enabled him to close on the deal with a total down payment / out of pocket expense of $1,613.

Due to the loan type, he wasn't able to apply the Seller Concessions to do a 2/1 Buy Down of the interest rate, and instead used that money towards closing costs and to pay a contractor to update the electrical panel, replace all the kitchen appliances and countertops.
