If you’re searching this weekend, you’ll notice some events labeled “Open Sat” or “Open Sun,” plus mid-week showings, all based on what local agents choose to publish.

Not to worry! Sussex County REALTORS® still use Garden State MLS for our listings. Here's how the last 90 days looked.

Median sale price: $517,500. That's down from $562,500 in the spring.
Homes sold: 16.
Time to sell: about 19 days.
Sellers got 102.9% of list price.
Active listings: 16, up from 11.

What does that mean for you?

Buyers: You've got a few more homes to pick from. Good ones still go fast, and most sold over asking. Get pre-approved so you can move quickly.

Sellers: Spring was a peak. Now buyers are a bit more choosy. Price it right from day one and your home can still bring over list.

So what's going on? Spring was hot. Things have cooled a little, but homes are still selling fast and over asking. Buyers have a few more choices now.

This is a small market, so one or two sales can change the median. Every home and street is different.

Here's your Sussex County market update.

I pulled the latest numbers from GSMLS for the last 90 days. Here's the quick version:

🏡 Median sale price: $475,000 (up from $450,000)
🏡 Homes sold: 599 (up from 450)
🏡 Typical time to sell: about 21 days
🏡 Sale price vs. list price: 101.4%
🏡 Active listings: 532 (up from 424)

So what's going on? Buyers are still competing, but they have more homes to pick from than they did in the spring. Sellers are still doing well when they price right.

Awesome Listing in Barry Lakes! 🏡🌊

If you've been dreaming about lake life without a huge price tag, take a look at 1 Ridgeview Court in Vernon. It's $339,000.

Over the last year, median sale prices have steadily risen, jumping from $425,000 nearly a year ago to $473,750 in just the last 90 days. Not only that, sellers are consistently seeing offers come in above asking price, with sales price to list price ratios over 100% in recent months.

⏳ Houses are also moving quicker. Median days on market dropped from 28 to just 21, showing how swiftly buyers are acting in today’s market.
