It’s tax abatement season!
Most towns have a March deadline for applying for an abatement.
You will need an independent appraisal from a qualified, Licensed or Certified Residential Appraiser to submit to your town.

The Appraiser is going to be here in an hour and I haven’t made the bed!

I have apprised a lot of homes in the last 13 years. In those years a great many home owners have apologized to me because their home is not as clean as they would like it to be. This is understandable, in today’s world the appraiser is going to take interior photos of the property and these photos are going to become part of the finished report that will be sent to the lender. No one wants people to see pictures of their unmade bed, or dishes in their sink.

That being said, it’s important to understand, the often unspoken question is, will the messy bed and the dishes in the sink have a negative impact on the value of my home?

The answer to that question should be no!

The appraiser should be looking at your house as if it were empty. He or she is there to value your real estate and nothing more. Pet stains or holes in the flooring are more important than the last time it was vacuumed.

So make the bed if you have the time, but if your teenagers idea of cleaning his or her room is to pile everything on the floor next to the bed where it can’t be seen from the hall, chances are the appraiser has a teenager that does the same thing!
