Before closing on the sale of property in Iowa, the buyer’s attorney, or the lender’s attorney, will perform a title opinion.

A title opinion is a review of the property’s abstract of title to determine if the seller holds a clear and marketable title to the property, prior to the sale.

What is a real estate closing?

The closing on a property in real estate is the final phase of the purchase process. The closing is when you finalize all the details of the transaction.

This includes reviewing and signing all loan documents. Providing documentation of homeowners insurance and inspections if applicable. Paying for closing costs, interest and taxes, insurance, down payments, etc.

Next, your lender will distribute funds, and if applicable you will set up an escrow account to cover property taxes and insurance, in addition to your monthly payment. Lastly, you get the keys to your new property! 🔑

An encumbrance can impact the transferability of title and restrict its free use until the encumbrance is lifted or fulfilled.
