Selling your home isn’t just a transaction…
it’s a transition.

And the way you prepare for it can completely shape how the entire experience feels.

I created a guide with the 10 things every seller should know before listing, the kind of things that help you feel confident, prepared, and one step ahead from the beginning.

If selling has been on your mind, even just a little,

If you’re dreaming of a new home before the kids go back to school, we need to chat ASAP.

It’s possible, but we need to get started soon. Comment or DM me “MINI CONSULT” so we can set up a time to meet for coffee and map out a plan.

You’re not hiring me for my MLS access.

You’re hiring me for the feeling you get when we find the one. For the moment you walk in and say, ‘This is it.’

For the peace of mind of knowing someone has your back every step of the way.

Okay, hear me out.

The first one is layout over square footage.
I will take a well-designed 1,800 sq ft home over a poorly laid out 2,500 sq ft home any day. Flow matters more than size, especially when it’s your everyday life happening inside those walls.

Number two: natural light.
You can change paint. You can change floors. You cannot change the way sunlight fills a room… and that feeling matters more than people expect ☀️

Number three: where the house sits in the neighborhood.
Backing to open space, on a quiet street, close to a walking path… those little details shape your day-to-day more than square footage ever will.

Number four: storage.
Pantries, linen closets, garage space, because real life comes with stuff, and having a place for it all makes a home feel calm instead of chaotic.

Number five: the feeling.
I can’t always explain it, but when we walk into a house, I can almost always tell right away if it’s the one.

Because the right home doesn’t just check boxes… it feels like somewhere you can land.

Some things you just can’t recreate…
you have to find the right place for them.

I know that real estate can look pretty glamorous when all you see is the highlight reel on social media.

The truth is though, I handle a LOT of issues behind the scenes (which is why people hire me!).

Yes, I lose sleep at night sometimes. I also juggle my kids’ sports schedules in between writing offers, showing houses, and negotiating inspection objections. Sometimes I’m stretched really thin.

But at the end of the day, it’s all worth it to see the excitement on my clients’ faces when they get the keys to their new home.

I got my real estate license so that I could help people, and that mission remains the same no matter how many curve balls are thrown my way!

There’s never a waitlist and my pancakes don’t cost $18.

It’s just me, my kitchen, and a second cup of coffee.

If you’ve been wondering what homeownership would look like for you in Iowa, I’m always down for a no-pressure coffee chat. DM me so we can set up a time to talk about what you’re looking for in a home (maybe it’s the perfect place to flip pancakes on Saturday mornings?).

People picture real estate as walking through beautiful homes all day.

And sure, sometimes there are pretty kitchens and great views.

But most of the job is actually hours spent on emails, phone calls, driving across Iowa, and living on coffee while making sure every little detail gets handled behind the scenes.

The glamorous side of real estate 💅
