Okay, hear me out.
The first one is layout over square footage.
I will take a well-designed 1,800 sq ft home over a poorly laid out 2,500 sq ft home any day. Flow matters more than size, especially when it’s your everyday life happening inside those walls.
Number two: natural light.
You can change paint. You can change floors. You cannot change the way sunlight fills a room… and that feeling matters more than people expect ☀️
Number three: where the house sits in the neighborhood.
Backing to open space, on a quiet street, close to a walking path… those little details shape your day-to-day more than square footage ever will.
Number four: storage.
Pantries, linen closets, garage space, because real life comes with stuff, and having a place for it all makes a home feel calm instead of chaotic.
Number five: the feeling.
I can’t always explain it, but when we walk into a house, I can almost always tell right away if it’s the one.
Because the right home doesn’t just check boxes… it feels like somewhere you can land.
