Swift Properties is a fast-growing real estate investment company located in Des Moines, IA. We currently own and operate over 200 residential rental homes in the Greater Des Moines Metro area. They are a combination of multi-family and single-family residences. We are always seeking to expand our portfolio and need our team to grow along with it.
We are searching for a highly self-motivated Maintenance Technician willing to go the extra mile to help provide our residents a safe and comfortable place to live to add to our outstanding team.
This is a Full-Time position with the opportunity for approved overtime. The schedule is Mon-Fri, 8 hours a day. Flexibility is available in desired start/end times, but the majority of the day is expected to be in the 8-4 time frame. Availability for a shared rotation of evening and weekend on-call hours are required. Pay range is $18-24/hr, based on experience.
No two days in property maintenance are ever the same! You can expect this role to include general routine maintenance requests from residents (minor electrical, HVAC, plumbing, painting, light carpentry and general landscaping just to name a few), preparing and turning over vacated rental homes within a set period of time, working on renovation projects, identifying and completing preventative maintenance, assisting in scheduling and completing preventive maintenance and capital improvements for buildings and equipment, ensuring curb appeal is at it's best, diagnosing and remedying various issues, and other maintenance duties as assigned. All rental homes must be made ready and repaired in a timely and impeccable manner. Our team's standards are high and we want to make sure our residents are receiving the best service possible.
The right person for the position would have the following experience/qualities: Excited to work for a growing company, willing to take on new challenges and tasks outside of routine property maintenance, experience with basic hand and power tools, ability to manage workload and prioritize when needed, and of course love the idea of regular Funday Friday afternoons and kicking back with the team. Being comfortable with technology is a must as we routinely use email, calendars, property management apps, maps, etc. via a smart phone. Some PC use will also be required but minimal. Work orders will be assigned with the expectation that they will be completed in a timely manner with very little oversight. Knowledge of basic plumbing, electrical, carpentry, painting skill, etc. HVAC and other certifications would be a plus but is not necessary.
This position requires the employee to have a basic set of their own tools upon starting and offers a large annual tool allowance to replace old tools as well as to continue growing your tool inventory. Having a valid driver's license and the ability to be insured is a must. We provide a company vehicle to drive during your work day.
The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. While performing the duties of this job, the employee is regularly required to talk and hear. This position is very active and requires standing, walking, bending, kneeling, stooping, crouching, crawling, and climbing all day. The employee must frequently lift and/or move items over 75 pounds. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and ability to adjust focus.
Benefits include a 4% match on 401k, 2 weeks PTO after 90 day probationary period, monthly contribution of $250 towards health insurance plan, $350 Annual Tool Allowance for tool replacement and growing your tool inventory, and a company vehicle for your work day.
