The St. Louis real estate market is currently experiencing interesting dynamics. After a strong start in January and February, buyer confidence has waned in March and April due to economic uncertainty, impacting buyer activity. 🤔
In St. Louis County, St. Charles County, St. Louis City, and Jefferson County, active inventory has risen significantly, driven by more new listings and fewer sales. Despite a decrease in unit sales across all markets, we are still in a Seller’s Market, though moving towards a more balanced one. ⚖️
Homes that are well-priced and properly marketed continue to sell, while overpriced homes linger. Buyers can find excellent opportunities, but competition is increasing as spring continues. Interest rates are currently in the high 6’s, and while economic challenges may seem negative, they can lead to favorable interest rates. 📈
