"Passed the curb check. Failed the inspection." 🏠

The sellers said the roof was in great shape. The neighbors said the same thing. It even passed a quick visual during the showing.

Then we got on it.

What we found:
❌ Missing drip edge along the entire front slope
❌ Two pipe boots cracked wide open
❌ Flashing at the chimney separating and lifted
❌ Three areas of soft decking — signs of long-term moisture

Our client used this report to negotiate a full roof replacement before closing.

Cost to the seller: $14,000
Cost to the buyer without this inspection: $14,000 — plus a very expensive surprise.
