🚧 Local Update: Brooks Bridge Replacement

If you’ve traveled between Fort Walton Beach and Okaloosa Island lately, you’ve definitely seen the progress being made on the new Brooks Bridge!

The $171 million project will replace the existing four-lane bridge with two new parallel bridges featuring:

✅ Six travel lanes
✅ Wider shoulders for emergencies and breakdowns
✅ 12-foot shared-use paths for pedestrians and bicyclists
✅ A taller, longer bridge designed to improve marine navigation
✅ Improved traffic capacity between downtown Fort Walton Beach and Okaloosa Island

The first new bridge structure is taking shape, but the overall project is now expected to continue into early 2029. While construction can mean occasional delays and nighttime lane closures, access to Okaloosa Island remains open.

For property owners, buyers and vacation guests, the construction is a temporary inconvenience—but the completed bridge should provide safer, more reliable access and better traffic flow for years to come.

🏡 Financing & Insurance Update for Florida Condo Buyers

You may have heard that the national average for a conventional 30-year fixed mortgage is approximately 6.66%. However, that figure does not necessarily reflect what buyers can expect when financing an investment property or resort condo along the Emerald Coast.

For a 30-year fixed investment-property loan, buyers may currently see rates of 7% or higher, depending on their credit, down payment, loan program and the condominium itself.

With condo financing, the lender evaluates both the buyer and the association. Items that may affect financing include:

✅ Association reserves and financial health
✅ Pending or existing special assessments
✅ Structural inspections and major repairs
✅ Master insurance, wind coverage and deductibles
✅ Short-term rental or resort-style operations
✅ Whether the condominium meets conventional lending requirements

We are seeing encouraging signs of stabilization in Florida’s property-insurance market, but coastal condominium costs can still vary considerably from one building to another.

My advice to buyers is to work with a lender experienced in Florida investment and resort condos—and compare the interest rate, APR, points and lender fees, not simply the advertised rate.

Sellers can help prevent financing delays by having the association’s budget, reserve information, insurance documents and special-assessment details readily available.

In today’s condo market, preparation matters just as much as price!

The luxury beachfront market is telling an interesting story.

Past 12 Months:
🏡 4 Gulf-front homes sold
💰 Average Sales Price: $6,173,500
📅 Average Days on Market: 302

Same 12-Month Period One Year Earlier:
🏡 7 Gulf-front homes sold
💰 Average Sales Price: $3,789,286
📅 Average Days on Market: 52

So, what does this tell us?

While average sale prices have increased significantly, homes are taking much longer to sell. Buyers are still willing to pay premium prices for exceptional Gulf-front properties—but they're taking their time, doing their homework, and negotiating carefully.

For sellers, pricing and patience have never been more important. For buyers, today's market may offer opportunities that weren't available when homes were selling in just a few weeks.

Every property has its own story, but the numbers show that the Destin Gulf-front market is evolving—not slowing.
