Yesterday I helped some friends close on their dream house after almost a year of looking and years of planning! It got a little tricky after the first lender ghosted everyone but I was able to save it and flip over to Bank of England to get it closed. This is an amazing Destin home with a resort-style back yard, over 3500sf of space, and almost a 3/4 acre lot in their ideal neighborhood! Thank you Castleberry (The Mortgage Ninja) for saving the day.

Since everyone is so into the Pier cam and Tailless Tony I’d like to introduce you “Lucky”. He’s my good luck charm when I need a little help on selling a property. I move him from listing to listing and try to never bring him back. He’s always just so excited about these houses. I usually get an offer within 2 weeks on bringing Lucky in.

Condo life is all fun and games until the HOA decides it’s “new parking lot week” and suddenly everyone’s playing musical chairs with their cars for the next few days. 😂

But honestly… this is the tradeoff with condo living. Yes, HOA fees can sting a little. On the flip side, you’re not the one coordinating paving crews, replacing roofs, scheduling pest control, pressure washing buildings, mowing grass, repainting exteriors, fixing irrigation, or chasing contractors around.

Sometimes that “crazy HOA fee” starts sounding a lot more reasonable when you realize it also comes with a full-time headache prevention program.

I’ve been helping the owners of this 1960’s FWB home get ready to list for a few weeks. I discovered it has a polished Terrazzo floor that was hiding underneath some filthy old carpet. So I decided yesterday to pull up the carpet and WOW!

We saw this ideal waterfront house on the Destin home tour today. It’s set up to entertain and fish! Located in a perfect spot just tucked into Indian Bayou so it’s protected from the Bay winds and the land is high and dry and there’s a 70’ slip at the dock. I just need to start playing the lotto!
