Same floorplan. Same builder. $50,000 less. Crestview new construction is doing something right now that almost nobody is talking about.

I just got my buyers into a brand new D.R. Horton home in a brand new neighborhood — $359,900, locked in at a 4.99% VA loan, builder paid the closing costs, and they’re throwing in the washer, the dryer, the fridge, and the blinds. The exact same floorplan in another neighborhood is sitting at $410K and it’s a 2019 build.

That’s the part most people don’t know right now. The Panhandle is a buyer’s market. Builders are sitting on new construction and the incentives are wild. Closing cost coverage, rate buydowns, appliance packages, the kind of stuff most buyers assume they’d have to fight for.

If you’re a first-time homebuyer in Crestview, Niceville, Destin, or anywhere along the Emerald Coast, or you’re PCS’ing in and trying to make your BAH stretch.

Memorial Day means something different here on the Emerald Coast. Between Eglin Air Force Base and Hurlburt Field, this community is home to thousands of veterans and military families and that pride is woven into everyday life. No matter what area you find yourself in you will feel the community around you.

Today we honor the men and women who gave everything for our freedom. And every day, I’m grateful to help veterans and military families plant roots here on the Emerald Coast using the benefits they earned through service. 🇺🇸

CLOSING DAY 🏡✨

Today my buyers officially signed the papers for their new home in Crestview and I couldn’t be happier for them. 🥹

What makes this one even sweeter is that they originally looked at the SAME floorplan in another neighborhood … except that home was a 2019 build and priced even higher. Instead, we were able to get them into a BRAND NEW D.R. Horton home, under budget, with a great rate AND closing costs covered through builder incentives. 🙌

Now they get a fresh start in a beautiful new neighborhood surrounded by all new construction homes, modern finishes, and a community they truly fell in love with.

If you’re a first-time homebuyer in Crestview, Niceville, Destin, or anywhere along the Emerald Coast, there are honestly some amazing buyer incentives out right now that a lot of people don’t even know about. Some buyers are getting help with closing costs, lower interest rates, and huge savings on new construction homes.
