A seller’s disclosure highlights known issues that affect a home’s value but won’t reveal every detail or hidden concern. Think of it as a conversation starter, not the final word. In Destin, it’s especially important to dig deeper into anything related to flooding, storm history, permits, repairs, and insurance, these factors can make a big difference, yet aren’t always obvious from the form.

Look closely for vague language or incomplete answers. Any mention of a past problem, especially without supporting records, deserves a direct question. Don’t hesitate to request documents about repairs, permits, or inspections. If you see answers like “unknown” or “not inspected,” take that as a prompt to investigate further, these responses might flag issues that an independent expert can help clarify.

Using trusted professionals for inspections, confirming insurance details, and collecting all written disclosures puts you in control before making an offer.

🏡 Special Assessment

Buying a condo or home that has an HOA? This is one term you definitely want to understand.

A special assessment is an additional charge an association may levy on owners to help pay for expenses that aren't fully covered by the regular budget or available reserves—such as major repairs or improvements.

And here's the important part: A condo or home can look like a great buy until you understand what's happening financially within the association.

Before purchasing, we look beyond the property itself and help our buyers understand questions such as:

• Are there current or approved assessments?
• Are additional assessments being discussed?
• What do the association's financials and reserves look like?
• Who is responsible for an assessment at closing?

🍂 FALL IS COMING TO DESTIN… KIND OF.

The pumpkin spice is here. The temperatures just haven’t gotten the memo. ☀️🌴

While we wait for that first glorious morning under 70°, it’s a good time to give the house a little seasonal reset:

💨 Change those hard-working A/C filters & give the A/C a well-earned checkup
🌧️ Clear gutters & drains
🪟 Check windows, doors & exterior seals
🌀 Restock the hurricane kit — we’re not done with hurricane season yet
🪑 Clean up the patio because outdoor season is finally getting GOOD

🎶 THE STORIES BEHIND THE SONGS — LIVE ON THE DESTIN HARBOR

The Destin Songwriter Festival returns for a 2nd year October 24–25, bringing Nashville songwriters, rising artists and local talent together for a weekend of live music along the Destin Harbor.

What makes this one a little different? You’re not just hearing the music — you get to hear the stories behind it.

Expect intimate songwriter rounds, acoustic performances and a Main Stage experience, with music happening at venues throughout the harbor. Several of the five side stages are free to attend, while the Main Stage and VIP experiences are ticketed.

And the setting is pretty hard to beat: live music, fall weather and an evening on the Destin Harbor. 🌊🎸
