Story Time : This couple is getting ready to get their keys after looking for homes since January ! First time home buyers who like many others made a few offers but it was super competitive. They stayed patient , and their realtor is one of the best agents in the state and she was able to get a max seller concession covering all closing costs and didn’t go over the asking price . They got a below market rate well under their payment goal and were rewarded for their patience!

If you were looking last year or earlier this year and made some offers but got beat out the market is shifting ; rates are lower and seasonally now through March is the best time to buy .

🛑THE FED DOESNT CONTROL MORTGAGE RATES !!!
Mortgage rates follow the mortgage backed security and bond market specifically the US 10yr treasury

🙈Last year the US 10 yr treasury hit its low 3.72 before the Fed cut was announced and was back up to 4.25 by November 1st . So mortgage rates spiked after the Fed cut rates last year

Which is why Trump calling for the Fed to drop rates by over 1% is the dumbest thing they could possibly do and would send inflation and prices through the roof . The president shouldn’t control monetary policy ask Turkey how that has gone for them
