Grateful to participate with Mission Possible - MI for their Community Real Estate Youth Day as a panelist. This is my 2nd year participating with this Flint Based Community Nonprofit.

The focus of my session was to highlight nearby development near the Flint Library and adjacent High School Renovation Project of Flint HS that will add to property value in the area. Then we looked at a vacant piece of land nearby and broke off into 2 teams with 2 different development scenarios; either a mix use commercial buildings with shops on the 1st Floor or New Housing all together.

From here, the students was able to see the different roles and responsibilities of real estate development, from the investor purchasing the vacant land, to becoming the developer and now hiring an architect/development consultant, to becoming qualified for a development loan, hiring construction workers to build, designing with cashflow and maintenance cost in mind, and of course the proper exit strategy to maximize on profits when the development is at 100% Tenanted Capacity at about 5-7 years if they so choose to exit.

At the end of our session, the students were able to see how attainable it is to have a career in Real Estate; be it as an Agent, as an Investor/Developer, as a Lender, or even as the Designer/Builder/Contractor.

The Eastern Market Development Corp. is looking for a construction manager to oversee the construction of a new enclosed shed to replace the existing open-air Shed No. 4.

A request for qualifications issued June 24 seeks statements of qualifications to lead the building of the new two-story shed, which would be about 14,000 square feet and have 54 vendor stalls.

Those materials are due to the EMDC, the nonprofit that operates the city-owned historic food district east of downtown, by July 20. Those who meet the minimum requirements will be asked to submit a cost estimate.

The existing Shed No. 4 is 87 years old, and “no longer serves the evolving needs of the public market,” according to the RFQ. Located off Russell Street between Division and Alfred streets, it is one of three such open-air sheds in Eastern Market.

As the race for artificial intelligence intensifies, tech developers in China are submerging data centers in the ocean to slash the cost of cooling.

The novel approach raises critical concerns about the long-term ecological impact on marine life.

Underwater data centers designed for intensive AI workloads are already operating off the coasts of Shanghai and Hainan, utilizing the ocean's natural depth for passive cooling.

Because cooling typically consumes 40% to 50% of a conventional land-based facility's energy, developers report that underwater submersion drops this figure below 10%. By bypassing energy-guzzling industrial chillers, these subsea modules drastically cut carbon footprints and conserve vital terrestrial resources.

However, this environmental shortcut comes with a severe catch.

The localized heat emitted by these massive submerged server clusters has environmentalists worried. Operating at a breakneck speed to win the global AI race, tech firms may be risking the creation of marine dead zones by introducing constant, unnatural warmth into fragile underwater ecosystems.

With the long-term biological consequences still unknown, the headlong rush to scale up computing power risks repeating historic mistakes of economic expansion at the direct expense of the planet's biosphere.
