A new executive order signed this week, "Decreasing Housing Costs for the American People," directs the FHFA to pilot auto-canceling mortgage insurance for eligible government-backed loans once borrowers build enough equity, and to expand cheaper alternatives to title insurance. It also launches a task force on manufactured housing. Worth noting: it's a directive, not a discount yet — no dates or dollar figures are set, and it lands two weeks before the midterms. I'll be watching how it rolls out and sharing updates as the pilot takes shape.

Buying a co-op? Start your board package early. Most boards ask for tax returns, bank and investment statements, employment verification, and reference letters. Many also look at your debt-to-income ratio and how much cash you'll have left after closing, called post-closing liquidity. Every building is different, so ask for the package as soon as your offer is accepted.

Renting in NYC? Under the FARE Act, in effect since June 2025, whoever hires the broker pays the broker. If the landlord's broker lists the apartment, the landlord pays that fee, not you. You only pay a broker fee if you hire your own broker to search for you. If someone asks you for a fee you never agreed to, you can report it by calling 311.
