The biggest pricing mistakes sellers make happen before the listing ever goes live. It usually starts with the wrong question. How high can we go?

Instead of: How will buyers compare this to everything else they’re seeing right now? Because buyers do not evaluate a home in isolation. They are comparing it instantly to every other option in that price range. And the first impression that creates often decides whether the listing builds momentum or starts chasing the market.
