Not every inspection item should become a repair request. Focus on safety issues, major systems (HVAC, plumbing, electrical), and structural concerns first. Cosmetic items like outdated fixtures or paint colors rarely make the cut in today's market. I help my clients prioritize requests that protect their investment - things like roof repairs, foundation issues, or faulty wiring that could cost serious money down the road.
