🤩 Congrats Santana Fam! This one was a challenging one, but fun one! They contacted me almost 2yrs ago and told me they wanted to their townhome to their forever home! But, the Mrs. was scared it was going to be stressful and take a long time to transition from one home to the next.

Once I finally listed their home, we received 14 offers & accepted one $70k over asking price! I made sure the buyer was incredibly strong so we wouldn’t have to worry about them being able to close or canceling.

We toured a home they loved, but we were told they had chosen another buyer 🙃 so I stayed in constant contact with the agent and they ended up going with our offer 🙌🏼

The entire time the Mrs. just kept telling me her plate was full and one thing she didn’t want to worry about was stressful escrows. Thankfully I have a badass team & we were able to seamlessly open & close both escrows within 5 days of each other!

Let’s be honest, Multiple Offers are common in today’s market.

Sometimes homebuyers wonder if it’s worth competing with other buyers in this Sellers market. When there is very little inventory on the market, The seller usually receives multiple offers. If the home is what you’re looking for, it’s worth submitting an offer on! After all, someone will be the winning bidder. Why can’t that person be you? However, there are a few things you need to keep in mind when writing offers!

🔹Show the Seller that you’re qualified!
🔹Shorten or Waive Contingencies (I’ll protect you)
🔹Don’t hope for negotiations in a Seller’s Market.
🔹Write your Best & Highest offer first! And one you can live with.
🔹Offer to bridge the gap between Appraisal & Sales price.

This is the part where you get to date the home before becoming “Official” haha Get to know the background, how many owners, roof, electrical, pipes, what’s hidden in the attic 😂 take advantage!

You want to know if there are any major issues with the home. This could save you thousands and thousands of dollars in the long run.

I have an amazing Inspector 🕵️‍♂️ He provides a full Inspection breaking down every inch of the home, inside and out. You can either attend and he will walk you through the entire home and explain, or provide the full detailed

This is when you decide if you’d like to move forward or not. And is it worth fixing these items that need repairs or moving on to the next home?
