There comes a time in every young homeowner’s life when they need a bigger house. When you buy a starter home, it’s unlikely that it will be your forever home. But how do you know when it’s time to spend the time and effort to upgrade to a larger home?

Here are 3 signs you’re gonna need a bigger house! 👇

1️⃣ You Have To Move Stuff To Get To Other Stuff

In a house where there is enough room for everything, you can move freely and access all your things without having to rearrange furniture. If you find yourself constantly pushing other things aside in order to get to what you want, there isn’t enough space in your home.

2️⃣ You’re Always Misplacing Things

The key to organization is having a spot for everything. But if you’re short on space, everything can’t have its own spot. That’s when things get lost or misplaced. If you repeatedly misplace your belongings, you probably need a bigger house.

3️⃣ You’ve Got A Growing Family

Do you have a little one on the way? As your family grows, your need for space will increase. It’s hard to imagine that a small baby will take up much space, and they don’t. It’s the baby accessories that take up the space; the high chair, the playpen, the walkers, the crib, the toy chest and more. It’s all fantastically fun, but you are going to need a bigger house.

When you finally realize that the problems aren’t with you, but with the size of your house, it’s very liberating.

Are you curious about what the home selling process is like? Here is a simplified step by step breakdown:

1️⃣ Schedule a listing appointment with a REALTOR.
At this time the agent will tour the property and make a professional assessment. They will provide tips or any pre-listing suggestions you may need prior to going on the market. They will go over the neighborhood comps with you to determine the home's value.

2️⃣ Prepare the home for professional photos and showings.
Getting your home show ready is always important even in a seller's market. The way your home is presented directly impacts the amount of buyers who schedule tours and the type of offers they submit.

3️⃣ Choose an offer and open escrow
Your Realtor should organize and present all offers to you in a way that makes it easy to understand. They should also explain the difference in terms and timelines so you can choose the offer that is best suited for your needs. Once you accept an offer you officially open escrow and go under contract!

4️⃣ Your REALTOR and Escrow team will help guide you through the seller documents. You will also need to fill out any state required disclosures.

5️⃣ Buyer inspections and appraisal
Per the purchase contract, you will be required to allow the buyer access to the house to conduct their home inspection. After this step they may come back with a repair request. If the buyer of your home is financing the purchase they will also need to have an appraisal done.

6️⃣ Closing time
The week of closing you will finalize all paperwork necessary to transfer the home from your name to the buyers. Depending on the county your home is located in, the buyer's loan will be funded one day prior to the change in ownership being done with the county. On the day the county records the change in ownership is the final day of escrow. Your seller proceeds should be ready soon after the recording confirmation.

🔎 3 HIDDEN COSTS OF BUYING A HOME + HOW TO PREPARE FOR THEM

🏡 Did you know it costs more than just a down payment when purchasing a home?

A lot of home buyers begin the process & think - well, I only have to come up with a down payment. Right?

Not quite...

During the home buying process, there are actually quite a few different places additional costs occur. So, let's break them down! 🤓

1️⃣ Closing Costs
These are the fees that cover escrow, title, and lender services. Typically, they're about 2.5-3.5% of the purchase price.

2️⃣ Cost of Inspections (Non-refundable)
You will pay for a home inspection report and an appraisal report (if financing) which are both non-refundable and due at the time of inspection (approximately $1,000 for both) - even if you don't end up buying the home.

3️⃣ Supplemental Taxes Within a Year
Literally, no one talks about this - but within a year of purchasing your home, you will get a supplemental property tax bill which is something you will be responsible to pay for. This is a tax bill that basically taxes you on the reassessed value of the property (homes are reassessed for property taxes that are due every transfer of ownership.)

This is NOT meant to discourage you - in fact, it's meant to empower you to stop feeling unsure about the costs associated with buying so that way you can decide if it's the right move for you and your family.

Everyone wants some equity in their life because it's something you hear about A LOT, but what exactly is it?

🤓 Let's define it: equity is the value of the homeowner’s interest in their home (or more simply said, how much they've paid towards it thus far)

How to build equity:
1️⃣ Own a home in 2021 - no like, seriously LOL.
👉 Due to the high demand for homes and the abundance of buyers, homes are increasing in value each month!
2️⃣ Make your monthly payments on time each month
3️⃣ If you can, pay more on your mortgage monthly

💥 4 Ways to easily boost your credit score

1)Don’t ever miss a payment or make a late payment. While this might seem “obvious” sometimes people simply forget to make a payment on time and this negatively impacts your credit score. Set up your payments on auto pay to make life easier.

2)Don’t max out your credit limits! Keeping all of your balances below 30% will have a positive impact on your score.

3)Make multiple payments in a billing cycle. Two smaller payments in a month may be more manageable versus paying one lump sum.

4)Have different forms of credit. The 3 most common are: revolving credit, installment and open accounts.

🚘 Installment: auto or mortgage loan
📱 Open: utilities and cell phone

🏡 As a buyer in 2021 you have to be as prepared as possible. Knowing the difference between a pre-approval and pre-qualification is very important. Some people use the terms interchangeably, but there are important differences that every homebuyer should understand. Here are the differences in a nut shell:

Pre-Qualified: Based on the data the borrower submits which will provide a ballpark estimate of how much money they can borrow. Not reviewing documentation.

Pre-Approval: The borrower must complete an official mortgage application as well as supply the lender with all the necessary documentation to perform an extensive credit and financial background check.

In today’s market a strong buyer should always be Pre-Approved before starting the home search. Most sellers look for a fully pre-approved buyer when reviewing offers.
