You’re thinking about buying new construction in California? Ask this one question before you pick your lot.

Builders charge "lot premiums" for corner lots, greenbelt lots, and cul-de-sac lots. Sometimes it's an extra $10,000. Sometimes it's $60,000.

Here's the part nobody tells you…there’s no set formula for that number. The builder can price two similar lots completely differently and there's no requirement to explain why.

Before you sign anything, ask to see the lot premium sheet for the entire section, not just the lot you want.

This shows you what every lot in that phase is priced at, so you can actually compare and negotiate instead of guessing.

In California's new construction communities, from the Inland Empire to the high desert, lot premiums can be one of the biggest hidden costs in your purchase price. Don't leave that money on the table.

And she’ll tell you that was one of the most emotionally difficult decisions she has ever made.

She loved her old neighborhood. She loved the familiarity. She loved knowing that her kids were only a short drive away.

But the home she needed, the one that matched this stage of her life, wasn't there.

And after months of going back and forth, she finally gave herself permission to look somewhere else.

Downsizing Diaries: Frank and Jen
People hear “downsizing” and picture empty nesters ready to let go of a big house. Frank and Jen weren’t there yet. They were dealing with something just as real, being house poor.

Owning more home than your life can comfortably carry doesn’t always come with grey hair and an empty nest. Sometimes it just comes with a mortgage payment that’s running the show.

So they made the call. They sold the house, used the equity to buy something smaller and more affordable, and put the extra money to work for them instead of into a mortgage.
