If you are thinking about selling your home in South Mississippi here are the four things I tell every seller before we put a sign in the yard.

First impressions are everything. Buyers decide how they feel about a home before they ever walk through the front door. Fresh mulch, a clean exterior, and a freshly painted front door go a long way and do not cost much.

Declutter and depersonalize. I know it is your home and you love it but buyers need to be able to picture themselves living there. Pack up the personal photos, clear the countertops, and give every room some breathing room.

Fix the small stuff. Leaky faucets, squeaky doors, cracked outlet covers. These little things tell a buyer the home has not been well maintained even when it has. Knock out the small repairs before we list and it pays off at closing.

Price it right from day one. Overpriced homes sit. Homes that sit get stigmatized. I have been doing this for 21 years and the data is clear, homes priced correctly from the start sell faster and for more money than homes that chase the market down.

If you are thinking about buying your first home in South Mississippi here are the four things I tell every first time buyer before we ever start looking at houses.
Get pre-approved first. Know your budget before you fall in love with something out of reach.

You probably do not need 20% down. Mississippi has loan programs specifically for first time buyers that make homeownership much more attainable than most people realize. Think beyond the mortgage. Taxes, insurance, and maintenance are all part of owning a home. I always make sure my buyers see the full picture before they commit.

Never skip the home inspection. It protects your investment and gives you confidence going into closing.

Here is your South Mississippi real estate market update for May 2026!

The median home sale price in our market hit $265,000 last month, which is up from $250,000 back in January. That is a trend in the right direction for sellers and something buyers should pay attention to as well.

Homes are averaging about 68 days on market right now which is actually an improvement from where we were in February when it was sitting at 82 days. The market is moving again and that is good news for everyone.

We have 1,321 houses for sale right now with 348 homes sold in the last 30 days. Sellers are getting right around 96.5% of their asking price at closing which tells me that well priced homes are still selling strong, but overpriced houses are not selling quickly.
