🏡 HOW MUCH CAN THE SELLER CONTRIBUTE? 💰
If you're buying a home in Middle Tennessee, seller concessions can potentially help with closing costs, prepaid expenses, discount points, and more—but the limits depend on your loan type.
🔹 CONVENTIONAL: 3%–9% depending on down payment/LTV and occupancy
🔹 FHA: Up to 6%
🔹 USDA: Up to 6%
🔹 VA: 4% for defined seller concessions, while certain ordinary closing costs can be paid by the seller outside that 4% limit.
💡 Example: On a $300,000 home, 6% could equal $18,000 in eligible seller contributions.
