Every house is going to have something show up on an inspection…even a beautiful, well-maintained home. The goal isn’t to find a perfectly flawless house. It’s to understand what you’re buying, identify anything that deserves attention now, identify things that may require attention in the future and make informed decisions before closing.

Rain on inspection day? I’m actually not mad about it. 🌧️

One of the best times to inspect a house is while it’s raining..or right after a good rain.

Why? Because instead of wondering how the property handles water, we may actually get to see it in action.

It can make things like roof leaks, drainage problems, standing water, overflowing gutters or moisture getting where it shouldn’t much easier to spot.

Nobody necessarily wants to stand outside getting rained on during an inspection… but if I’m helping you buy a house, I’d much rather find out how it handles a Tennessee downpour before it becomes your house and your problem. 🏡

Sometimes bad weather is pretty good timing.
