Seller Concessions Reach a New US Peak
Integrity and openness have always been central to how I guide clients through the East Bay real estate market. Recently, we've seen a record shift in seller concessions, with about 45% of US home sales in the rolling 3-month period ending Mid-Q3 including some form of seller concession—the highest mid-Q3 level since at least 2020. This uptick from approximately 43% the previous year highlights a changing landscape, where increased inventory and lighter competition have provided buyers with more negotiating power. These concessions often take the shape of help with repairs, assistance with closing costs, or even mortgage-rate buydowns, giving buyers greater flexibility to manage their purchase costs—beyond simply negotiating the price. It's notable that around 16% of homes sold in Mid-Q3 combined both a price reduction and a concession, further easing the entry cost for buyers.
