Mortgage rates moved a little lower last week, with the average 30-year rate dropping to 6.42%—the lowest in about a month. That gave refinancing a boost, while some buyers are still taking a wait-and-see approach due to economic uncertainty.

Existing home sales rose 1.7% in February compared to the previous month. Gains were seen across the Midwest, South, and West, while the Northeast experienced a decline. Compared to the same time last year, sales increased in the South but decreased in the Northeast, Midwest, and West.

Pending Home Sales
Contract signings for homes went up 1.8% in February from January but were down 0.8% compared to a year earlier. Month-to-month activity improved in the Midwest, South, and West, with the Northeast seeing a drop. On an annual basis, pending sales increased in the South and West, while the Northeast and Midwest reported declines.

Housing Affordability Index
Affordability continued to improve for the eighth straight month, reaching 117.6 in February, up from 117.1 in January and 103.1 one year ago. This is the highest level recorded since March 2022.
