Love 💕 my Broker and the entire AvantiWay ecosystem!

Big news for Avanti Way! 🎉

We’re proud to be recognized among the 50 largest real estate brokerages in the United States by the National Association of REALTORS®️ and the T3 Sixty Real Estate Almanac.

This recognition also qualifies us to apply for a seat on the NAR Board of Directors, a true honor and responsibility within our industry.

This milestone belongs to all of you. To our agents, whose dedication and hard work built this reputation. To our leaders and staff, whose commitment drives us forward every day. And to the customers who trust our agents every step of the way.

From Florida to the national stage, we’re just getting started.🚀

I LOVE cruising. All over the world and with many cruise lines. I love meeting people of different cultures, likes, tastes in w**e and sharing new adventures! My husband and I are currently on Azamara Quest’s 13 night voyage through Chile, Peru, and Panama and I find that when someone asks “Where are u from?” and I answer “Miami”…everyone knows something about our city but then asks how our housing market is doing.

Our real estate market is so prestigious and well known around the world. I consider it a privilege to be called an “expert”on our residential market and serve domestic as well as international clients!

HAVE YOU HEARD?!?!...Miami now leads the U.S. with more homes listed at $1M+ than New York Cit, 10,591 vs. 10,176 listings by the end of 2025, marking a major shift in the luxury real estate landscape. This milestone shows Miami’s rising appeal to wealthy buyers and investors looking for lifestyle, tax advantages, and year-round market strength.

Want to avoid being part of Miami's "delisted seller" trend? Ensure that:
1. Your initial 💰list price is within a very competitive range for your neighborhood/micro market area.
2. Get the home turnkey ready with🛠️ repairs, touch up aesthetics & professionally stage areas that today's Buyers are specifically looking for.
3. List 📝with an agent who is highly specialized💪 in these areas, arranges open houses & personalized showings, features your property in prime marketing mediums, and will communicate throughout the process.

Past client of mine? I always appreciate 🥰 a referral to help a friend or family member of yours!

Blessings in this season of holiday preparations,
Sandra LeBel PA
Avanti Way Premiere

This year was marked by a surge in delistings as frustrated sellers pulled back from the market in the face of waning buyer demand.

Let’s talk about how you can get ahead in this market!

Homes aren’t flying off the market like they used to! 🏡⏳ The average listing now stays up for about 58 days, almost twice as long as a few years ago.

That means MORE time to:
✔️ Think it through
✔️ Negotiate confidently
✔️ Skip the rush and pressure

If the fast pace scared you before, now’s your chance to make a move with less stress. Ready to see how much breathing room you’ve got? 👇🏻

I’m happy😁 to share that I’ve obtained a new certification: 🎖📃Certified International Property Specialist (CIPS) from National Association of REALTORS®, with the objective of providing a new & higher level of expertise for South Florida clients seeking international exposure for their properties!

The designation requires 5 courses as well as "100 points" of combined experience representing international sellers/buyers, having advanced college degree, multiple languages spoken, international countries visited, etc. With this new designation I have access to a much broader global network of agents and exclusive global property listings.

Praising God from whom all good things flow! ✨

Newest market & seller trends for our local neighborhoods…

Sellers in Miami, FL, aren't willing to make concessions—they're pulling their homes off the market entirely instead.

An interesting read about a variable impacting Florida real estate markets & buyers...consumer sentiment.

When making a choice on a real estate advisor to represent you in selling or buying a property, look for an agent with intense local market experience AS WELL as knowledge in broader economic trends.

The decline, in line with national sentiment, was particularly pronounced among Floridians with an annual income over $50,000, a UF study found.
