-Four Point Inspection
A Four Point Inspection is often required for older homes to determine and provide proof to the insurance companies of system updates, condition, and life expectancy. This inspection might be required as well when obtaining a new insurance policy or renewing an existing policy. A Four Point Inspection consists of an evaluation of the following four systems: Roofing,Electrical,Heating,Plumbing.
-Replacement Cost Valuation. Many high valued homes (over 4,000 square feet or valued at over $500,000) are now being required to have a replacement cost valuation done. This calculates the replacement cost of the structure, based on today’s construction cost, as per the most up to date version of the MSB High Value Replacement Cost Estimator . Valuations differ from real estate appraisals in that they do not consider the value of the land on which a structure is built and therefore, do not necessarily reflect current market value. A Citizens Replacement Cost Valuation is a current reproduction cost estimate of the insurable physical assets of a property. These assets typically include buildings, structures and site improvements (pools, tennis courts, etc.) as well as contents and equipment. We perform Insurance Replacement Cost Valuations for Commercial and Residential Property Owners insured by Citizens Property Insurance and other carriers throughout Miami-Dade, Broward and Palm Beach Counties.
-40 Years Re-Certification
If Miami-Dade or Broward County Building Department has sent you a notice regarding the requirements to recertify your 40 year old property, we are the inspection company to call. The 40 Year Re-certification program was designed to ensure the structural and electrical integrity of a building and to confirm that the building is safe for continued use under its present occupancy. After the inspection is completed, we will provide you with a check list of the repairs needed, if so required. Once any necessary repairs are completed, a review is performed to verify compliance and a final report is generated to submit to the County. Let our Professional Structural & Electrical Engineer prepare your 40 year re-certification to comply with your County Building Department.
-Certificate Of Use
Miami-Dade Ordinance No. 08-133, requires the holder of a certificate of title on a foreclosed property to obtain a Certificate of Use from the Zoning Department prior to listing the property for sale. To acquire the Certificate of Use, the property title holder needs to have the property inspected by a licensed Architect or Engineer, who will then submit a Disclosure of Findings Report to Miami-Dade County. Our firm of consulting Engineers handles the processing and filing with Miami-Dade County and are ready to assist you in obtaining a Certificate of Use for your property.
-Mold Services (Inspection & Remediation)
We are exposed to many kinds of mold both indoors and outdoors. The exposure is greater in damp or wet conditions, especially when timely drying does not have a chance to occur. Of the thousands of molds that exist, some are known allergens (aggravating or causing skin, eye and respiratory problems) and a few molds produce harmful mycotoxins that can cause serious problems. But all molds, in the right conditions and high enough concentrations, are capable of adversely affecting human health. The potential for health problems occurs when people inhale large quantities of the airborne mold spores. For some people, however, a relatively small number of mold spores can cause health problems. Infants, children, immune-compromised patients, pregnant women, individuals with existing respiratory conditions and the elderly are at higher risks for adverse health effects from mold. The purpose of a mold inspection is to determine the presence of mold spores in an indoor environment, our mold inspection will determine what kind of mold genus were found, the amounts found in the air or a surface if mold is visible and if the amount of spores found are normal for that environment or elevated. Another purpose of a mold inspection is to determine the cause of the indoor air quality problem and the solution.
