Job Description:
The Maintenance Technician works directly with the Maintenance Supervisor in order to maintain the overall property. This will include maintaining the overall condition and appearance of the external and internal areas of the community. The Maintenance Technician will promote professionalism, world-class customer service and respond timely to all work orders.
Required Job Skills:
Response Time – Manages and responds to all work order requests within a 4 hour time frame.
Exterior Maintenance – Daily clean up of the exterior to include the grounds, breezeways, and all common areas.
Interior Maintenance – Perform interior tasks that include HVAC, plumbing, carpentry, minor electrical issues, and other interior repairs as requested by the resident.
Preventative Maintenance – Support the preventative maintenance plan by performing routine maintenance tasks that will enhance the property on a daily basis, including but not limited to repairing: HVAC, electrical, plumbing, general carpentry, landscaping, painting, drywall repair and housekeeping.
Turn Maintenance – Schedule and perform all maintenance/repair items that are related to move-in/move-out annually.
Vendor Management – Establish and maintain effective working relationships with vendors and service contractors; schedule, coordinate and manage work performed by outside vendors and contractors.
Compliance – Ensure compliance with OSHA, EPA and any state or local laws or requirements.
