Sold in Hingham Shipyard $25k under asking ✨

This is the time of year to get a deal! If you’re a buyer and you’ve noticed more price drops and homes sitting, there’s nothing wrong with that house. This happens every year when inventory rises and buyer demand drops. If you were tired of offering over asking and getting beat out in bidding wars this spring, now is the time to jump back in. If homes are priced aggressively below market value, there may still be bidding wars, but more often than not, you can snag a great home at a great price this time of year!

Sellers- this isn’t the time to shoot your shot at a high price. It’s very important to be realistic that the market has changed and there is less buyer demand. If you price too high, it will sit and buyers will wonder what’s wrong with it.

Congrats to my client from CA who has been looking for her perfect second home to be near her son and grandson! The first time she saw this in person was at the final walkthrough! FaceTime for the win 😊

6 years ago, I passed my real estate licensing exam. That same day, we drove to Albany and bought our first investment property together. I may have gotten a speeding ticket along the way 🫢

It is wild how much being a realtor has changed my life, and our life. Especially now being a mom. We probably never would have bought our condo in Dorchester, and we definitely wouldn’t be living in the home we have now. Kiernan would probably be in daycare and I’d only see him for an hour or so in the morning and at night. We both worked incredibly hard to get here, and I am so proud of the success I’ve had over the last 6 years quickly scaling my business.

I think that comes from the fact that I truly love what I do. If I didn’t, it would show, and I wouldn’t get the referrals and reviews that means so much in this word of mouth business.

So thank you for everyone who has supported me along the journey and trusted me to help them with one of the biggest transactions in your life. It means the world to me!

Surprisingly, I’ll always be grateful for Covid and getting laid off which forced me head first into full time real estate 😂🏡

Appreciation post for Brandon Farrell 🤍

I’ve been so busy with 4 accepted offers in practically 4 days (great problem to have lol) but wow that on top of clients requesting showings, final walkthroughs, closing coordinations, purchase and sale signings, home inspection negotiations, today was a DAY.

And he gets home from an also busy work day and has been straight fun dad mode since he got home. I get to put my feet up and watch Kiernan (and hear the best giggles) get the best core memories like puddle jumping and running in the pouring rain 🥹 We are so lucky to have you.

Grateful is an understatement 🤍

Being #3 in the office at mid-year is something I don’t take lightly. Every transaction, every conversation, every referral got me here—and I’m so thankful for it all.

Balancing real estate and motherhood makes this even more meaningful, and I’m so grateful for the support that allows me to keep showing up for both. There are days I may be responding to more emails or calls than interactive play with K, but then there are days where we go to the park or have fun outings without many interruptions. Today was one of those days I did it all. I negotiated 2 home inspections credits, had quality time with Kiernan playing outside, prepped for a closing Friday, and had a new client meeting at night. Oh and in the middle of potty training 🤪

To my clients, friends, and family who trust and support me… this is because of you.

It’s been a busy month 🤩 buyers- now is your time to strike.

If you’ve been feeling beaten down in the competitive market of the spring, now is not the time to take a break. The market has changed, open houses are slow, a lot of buyers have dropped out of the market, so competition is low.

This is the time of year that shifts towards a buyers market. Sellers- be smart about your pricing and don’t overshoot. It’s still possible to get multiple offers, but it’s very specific on the home and the list price, and of course, the marketing.

All of these are under agreement at list price or slightly above (less than $20k above list price) and that illustrates how different the market is from March!!
