Today’s Topic: What does “contingent” mean?
Simple Definition:
In everyday terms, contingent means something is moving forward, but a few things still have to happen before it is final.
Everyday Examples:
Think of it like this:
You agree to buy a vehicle, but only if the mechanic’s inspection checks out.
You plan a family trip, but only if your time off is approved.
You accept a job offer, but only after the background check and paperwork are complete.
What It Means in Real Estate:
When a home is marked as contingent, it usually means the seller has accepted an offer, but the sale still depends on certain conditions being met.
Those conditions may involve inspections, financing, appraisal, repairs, or another step written into the contract.
Why It Matters:
A contingent home is not always completely off the table, and it does not mean the sale is finished. It means the process is underway, but there are still important details to complete before closing.
Small terms like this can make a big difference when buying or selling a home. Having someone who can explain the process clearly helps you make better decisions from the beginning.
