If I see another clickbait headline about the market I'm gonna scream.

It seems every time I open Google or turn on the TV, I see headlines about how the market is crashing and nobody is moving with these interest rates...but meanwhile I've got X (OR SEVERAL) clients who are listing their homes this month alone 🤷🏼‍♀️

But why? Why would people list their house knowing they'll lose that blessed 2.8% interest rate?

Let me tell you a secret:

Life doesn't stop just because the Feds chose to raise the rates.

Couples are still getting married, people are still getting new jobs, and babies are still being born everyday 🤷🏼‍♀️

According to NAR, most sellers (80%) cite at least one life event as an influence on their decision to move and sell their home.

The most common reasons? A change in household or family size (54%) or people who can now work remotely from home more often (41%).

This is just another reason why I encourage followers to stop taking information from the media at face value and start looking around your own town. What's happening in the lives of your neighbors, your friends, yourself?

Your local community tells you everything you need to know about your local market, but don't worry! You don't have to do the research, that's my job!!

One thing I tell every single client?
Only YOU can decide what you should do in this market. You have to weigh the pros and cons of each choice.

And while sometimes it's best to wait to buy or sell, other times it's good to ask yourself, "What if?"

Like...what if you decided *now* was the time? What if you didn’t wait for interest rates to go down or for spring (like every other buyer out there!)?

Maybe...just maybe...

+ You wouldn't have to compete with other offers. Springtime and lower interest rates always mean one thing: more buyers. And when there are more buyers, there's much more competition (aka bidding wars and higher home prices!)

+ You could offer less than asking price. You could actually have a little negotiating power in your offer by buying now when less buyers are in the market!

+ You could host your family for the holidays next year. No more cramming everyone into Aunt Cheryl's 1200 sqft ranch. (Not that you don't appreciate that!) But wouldn't it be nice to have a little more space for the kids to play and the adults to chat and play cards? PLUS you wouldn't have to make the drive to anyone's house on Christmas morning!

+ You could sell and finally put that chunk of equity in your bank account! You could put a portion of it down on a smaller place to live (temporarily?) and use the remaining equity to pay off your debt, invest in education or your business, etc

+ You could *finally* have a home office and have the space to grow the business you've been dreaming of.

+ You could stop sharing your bathroom with your kids and have a peaceful place to get ready and start your day each morning. No one would get into your makeup or use your hair brush to brush their Barbie's hair (just my kids?)

🛀 Wash duvet covers and sheets (throw in dryer balls with essential oils for a spa scented infusion)

👕 Organize dresser drawers and closets (Donate anything you haven't worn in the past 12 months)!

💡 Replace burnt out light bulbs
