Pulled the cover off the panel and found a wire that's already been hot enough to scorch.

Two wires under one breaker, and the wire looks undersized for the breaker it's sitting on. That's how they get hot.

None of that shows with the cover on.

Water sitting on top of the v***r barrier under a house back in June. Couple of shallow puddles, nothing dramatic.

About 1 in 3 crawl spaces we get under show moisture, past or present. Water actually there during the visit, about 1 in 8.

Most of the time it's rain runoff, and most of the time the fix is outside the house instead of under it.

That bright pipe is the water heater's pressure relief line, and it kicks uphill before it heads out. It's supposed to fall downhill the whole way so water drains and dries instead of pooling on the valve.

Couple feet of re-run pipe fixes it. Looks finished, works wrong.

That gray plastic supply pipe is polybutylene. They ran it in a lot of manufactured homes into the mid 90s.

The pipe itself holds up fine. It's the old fittings that earned the bad name, they let go and leak, and you can't see it coming from inside a wall.

This is one of the few finds where the fix is real money. Worth a plumber's eyes before you buy.

Before the next storm gets a name, walk the house and take pictures of every room. Phone camera's fine. If you ever have to file a claim, those photos do more arguing than you will.
