Let me paint you a picture of that "overpaid" 1.5%:

Sunday: Your agent shows 8 houses. Misses their kid's game. Again.

Monday: Negotiates your offer till 2am. Wakes up at 6 to follow up.

Tuesday: Drives 90 miles showing homes. You ghost them.
