I know. You opened that 40-page report, saw approximately 87 things highlighted, and immediately thought:
“Absolutely not. This house is falling apart.” 😳
But here’s what I need you to know:
Inspection reports are SUPPOSED to look scary.
Your inspector’s job is to document what they see — from the tiny stuff to the things we actually need to pay attention to.
That loose doorknob?
We can breathe.
Peeling paint?
Still breathing.
A faucet dripping?
Nobody panic. 😂
What we’re really looking for are the BIG-DEAL items — structural concerns, roof issues, major electrical or plumbing problems, HVAC concerns, water intrusion, safety issues, or anything that could mean a significant repair.
And this is exactly why you want an agent beside you who can help you sort through the noise.
Because buying a house isn’t about finding a home with a perfect inspection report. Spoiler alert: you probably won’t. 😉
It’s about understanding what you’re buying, what may need attention, what may be worth negotiating, and what you’re comfortable taking on.
