Get ready, Blackstone Valley; it’s time to turn your everyday routine into a little adventure! I’m excited to launch a community scavenger hunt that will have you winning gift cards to some of our favorite local spots while exploring some history within the Valley. Whether you’re playing with family, friends, or flying solo, this is your chance to get out, have fun, and see the Valley in a whole new way.

The idea was born out of my love for the Block Island Glass Float project where handblown glass orbs are hidden throughout the Island. While I don’t do handblown glass, I figured I could hide some gift cards to some of my favorite spots!

Gift cards to different places will be hidden within ‘their’ towns; Douglas, Uxbridge, Sutton, and Grafton. When you fill out the form (link in the comments), you’ll receive your clues on Friday at noon. From there, you’ll go looking for the ‘treasure’.
In case of rain, I will be hiding the gift cards in Altoids canisters. (I will go back and get them next week if they are not found so as to not leave any ‘trash’ behind.)
Of note: ALL 4 gift cards will be hidden at ground level and in PUBLIC spaces. The clues will lead you there and the email will have more details!

When you’re working with a Realtor, there are a few important things they should be transparent about so you can make informed decisions. Here are 5 things your Realtor should tell you 🏡 and they’re all things I tell my clients.

1. The True Market Value of the Home

Your Realtor should give you an honest comparative market analysis (CMA) and explain what similar homes have actually sold for; not just the listing price.

This helps you avoid overpaying or underpricing in a competitive market.

2. The Real Costs Beyond the Price

Buying a home involves more than the purchase price. A good Realtor should at a minimum mention costs like:

-Closing costs
-Property taxes
-Homeowners insurance
-Inspection fees
-Maintenance and repairs

These can add thousands of dollars to the transaction.

3. Potential Issues With the Property

Your agent should point out red flags such as:

-Roof age or damage
-Water issues or drainage problems
-Radon concerns

Even if it risks the sale, a trustworthy Realtor puts your long-term interests first.

4. How Negotiation Really Works

They should explain:

-What terms are negotiable (price, repairs, closing costs)

-When to push or when to walk away

-How to strategically price your home so you do not over price

-How competing offers might affect strategy on both the buying and selling side (hint: overpricing will not lead to competing offers in this changing market.)

A skilled Realtor helps you win the deal in buying or selling without unnecessary risk.

5. Their Commission and Who Pays It

Your Realtor should clearly explain:

-How their commission works

-Who pays it (often the seller, but not always depending on the deal)

-Any agreements you’re signing with them

Transparency here avoids surprises later.
