Yes, mortgage debt in the US has hit a new high. But that's only half the story.

Here's the part they're leaving out: Home equity is ALSO near an all-time high! At $34.1 trillion, it's more than DOUBLE the $14.4 trillion in debt. 💰

So, what does this actually mean for homeowners?

It means most people own far more of their home than they owe, giving them a solid financial cushion. This is a huge difference from the 2008 crash when many were underwater on their mortgages.

Today, the housing market is on much stronger footing than you might think. Homeowners are in a great position! 💪

Heard the chatter about foreclosures being on the rise? 🤔 Don't let the headlines scare you.

Yes, foreclosure filings have increased over the past year. But let's put things in perspective! 📈

If we zoom out, the numbers are still below historical averages and nowhere near what we saw back in 2008. What we're seeing is a return to a more normal market after the artificially low numbers during the pandemic.

Also, keep in mind: these are filings. Not every filing results in a completed foreclosure.

While 80% of homeowners still expect to get their asking price (or more!), only about 40% actually do.

Why the gap? It's all about pricing strategy. Some sellers are still pricing high to "see what happens," but in today's market, that just doesn't work. With more homes on the market, buyers won't negotiate an overpriced home; they'll simply move on to the next one.

This leads to houses sitting on the market, forcing sellers to slash prices—sometimes even below what they could have gotten if they'd priced it right from the start.

So, what are the smart sellers doing? 🤔

They're pricing their homes at (or even slightly below) current market value from day one. This creates immediate buyer interest, gets more people through the door, and puts you in a stronger position to sell faster and potentially for more money.

Don't price your home based on yesterday's news. Price it for today's market.
